Residential Property Management Services

Urban Habitat Inc., has been involved in rental property management for twelve years. Starting with the Broker’s own rental properties. This experience has allowed up to set up an effective system for property management. The major points of our management agreement are outlined below.

  1. Property management includes:
  • leasing (normally on a one year basis)
  • ordering repairs
  • rent collections
  • eviction proceedings
  • payment of all expense items from rental stream
  • newspaper advertising
  • all other activities necessary to maintain the property
  1. Cost of property management are:
  • 10% of the monthly rental charge
  • one half of one month's rent to lease the property, with a limit of no more than two such fees per calendar year
  1. Reports and accounting procedures:
  • expenses are paid out of the monthly rental income
  • on the 25th of each month the remaining proceeds are sent to the owner, along with a recap of that month's activity as well as year to date figures
  • the owner pays the mortgage, taxes, insurance, and condominium fees

The management of rental property can be run on a business basis. Urban Habitat, Inc. is set up to do it well. Emergency repairs, evictions, leasing, and a host of other management functions are handled in a professional manner.
